Beim Projekt Suurstoffi BF1 in Rotkreuz leitet Implenia, das führende Bau- und
Baudienstleistungsunternehmen der Schweiz, die Baumeisterarbeiten für die Erstellung von drei Gebäuden mit Untergeschossen. Unter anderem entsteht dort der höchste Holz-Beton-Hybridbau der Schweiz. Das 63 Meter hohe Gebäude ist ein Leuchtturmprojekt für die ganze Schweiz und darüber hinaus. Projektleiter Ralf Walser spricht im folgenden Interview über die Besonderheiten und den aktuellen Status des Projekts.
Herr Walser, Sie sind Projektleiter beim Projekt Suurstoffi BF1 in Rotkreuz. Bei welchen Leistungen war Implenia als Baumeister beteiligt?
Wir haben die Spriessdecke erstellt und führen die Baumeisterarbeiter für die Häuser A, B und C durch. Bei Haus A, welches in Hybridbauweise erstellt wird, besteht unser Auftrag im Erstellen der Betonkerne, der Treppenhäuser und der Liftanlagen.
In welchem Stadium befinden sich die Baumeisterarbeiten im Herbst 2018?
Die Arbeiten laufen seit September 2017 und werden im Frühsommer 2019 abgeschlossen. Bei Haus A, dem Holz-Beton-Hybridhochhaus, führen wir aktuell die letzten Feinarbeiten durch: Wir versetzen Doppelwandelemente und erstellen Schachtvormauerungen. Die Kletterschalung wurde Mitte September demontiert. In Haus B ist die Decke über dem fünften Obergeschoss in Bearbeitung. Sie wurde Mitte Oktober fertig erstellt. In den Untergeschossen sind wir ebenfalls in den letzten Zügen, bevor es einen Unterbruch geben wird. Dieser liegt darin begründet, dass die Arbeiten an Haus C erst nach der Wintersaison beginnen.
Welche Arbeiten sind in den kommenden Wochen noch auszuführen?
Bis zum ersten Rohbauende entsteht noch die Technikzentrale in Haus B. In Haus A werden die restlichen Doppelwandelemente versetzt und diverse Mauerwerksarbeiten erledigt. Einen grossen Aufwand bedeutet auch der Rückschub des nicht mehr benötigten Inventars. Durch den engen Zeitplan war der Schalungsinventarbedarf sehr hoch, und wir mussten mehr Leistung in kürzerer Zeit als geplant erbringen – mit Erfolg. Bis Ende Jahr werden auch drei der vier Hochbaukrane demontiert.
Was ist beim Einbau des Sichtbetons besonders zu beachten? Was sind die Herausforderungen?
Beim Erstellen eines Gebäudes in Sichtbeton sind eine frühzeitige Planung der einzelnen Betonierabschnitte und eine enge Abstimmung der Arbeitsabläufe wichtig. Durch das Optimieren des Arbeitsablaufes werden die Effizienz und die Qualität der Schalung gesteigert. Wir haben dabei grosse Unterstützung von unserer Schalungszentrale in Augst erhalten. Das Ganze funktioniert nur, wenn Architekt, Bauingenieur und Baumeister als Team zusammenarbeiten, um den engen Zeitrahmen erfüllen zu können – und dies ist uns gelungen. Beim Einbringen des Betons selber sind die Qualifikation des Baustellenpersonals und die Betonqualität die entscheidenden Punkte. Durch die lange Trockenperiode und den schönen Sommer in diesem Jahr hatten wir das ideale Wetter für den Sichtbetonbau.
Welche Vorteile in Bezug auf den Einbau hat Sichtbeton?
Der grosse Vorteil beim Sichtbeton liegt sicherlich darin, dass die Arbeiten nach dem Ausschalen der Bauteile bereits abgeschlossen sind. Für uns ist die sichtbar bleibende Arbeit auch eine Anerkennung für das Geleistete. Ausserdem ist es eine wirtschaftliche Lösung, wenn man die Bauteile nicht weiter verputzen oder verkleiden muss.
Was war beim Hochhaus in Hybridbauweise besonders speziell?
Der Kern des 15 Stockwerke hohen Gebäudes besteht aus Beton, die Stützen und Decken sind aus Holz und die Fassade ist aus Glas. Bei dieser Bauweise war das Zusammenspiel zwischen Holzbau, Fassadenbau und Hochbau sicherlich die Schnittstelle, die am meisten herausgefordert hat. Die Arbeitssicherheit ist in diesem Arbeitsablauf ein Punkt, der von Anfang an genau geplant sein muss. Durch das gleichzeitige Übereinander-Arbeiten der drei Gewerke sind die Sicherheitsanforderungen entsprechend erhöht. Für das gerüstlose Bauen musste deshalb die Bewilligung der SUVA eingeholt werden.
Wie werden die Gebäude später genutzt, an denen Implenia mit baut?
Die Gebäude A und B nützt die Fachhochschule Luzern mit dem Fachbereich Informatik und Wirtschaft. Im Haus A sind die Mensa, Bibliothek und Büros angesiedelt. Im Gebäudeteil B befinden sich Aulas und Schulungsräume. Haus C hat noch vermietbare Flächen für Büronutzung.
