Das neue ewz-Betriebsgebäude Herdern in Zürich-West nimmt Gestalt an. Der Rückbau auf die Betonstruktur ist abgeschlossen, die Aufstockung um zwei zusätzliche Etagen vollzogen – und mit ihr auch der markante, von drei Schrägstützen getragene Vorbau, der künftig über den durchgängigen Mühleweg ragt. Damit ist der Rohbau abgeschlossen; in weniger als zwei Jahren soll das Gebäude bezugsbereit sein.
Stadtrat Michael Baumer, Vorsteher des Departements der Industriellen Betriebe, zeigte sich beim heutigen Rundgang auf der Baustelle des künftigen ewz-Betriebsgebäudes Herdern beeindruckt: «Der imposante Vorbau erinnere fast an eine Seilbahnstation – oder gar an eine James-Bond-Filmkulisse». Spektakulär ist die Konstruktion tatsächlich: Für den Vorbau, die sogenannte Auskragung, musste zunächst ein spezielles Schwerlast-Traggerüst errichtet werden. Dieses stabilisierte einerseits die drei Schrägstützen während der Bauphase und trug andererseits den überhängenden Unterzug, auf dem schliesslich die beiden neuen Geschosse entstanden. Erst als Stützen und Überhang Mitte Jahr «vereint» waren, trug die Konstruktion sich selbst.
Nachhaltig erneuert statt neu gebaut
Das Betriebsgebäude aus dem Jahr 1974 wurde bis auf seine Betonstruktur zurückgebaut. «Dieser Ansatz, der deutlich ressourcenschonender ist als ein Komplettabriss mit Neubau entspricht ganz unserer nachhaltigen Unternehmenspolitik», erklärt ewz-Gesamtprojektleiter Simon Frei. Während des Rückbaus der nicht tragenden Gebäudeteile kamen ferngesteuerte Abbruchroboter zum Einsatz. Auch asbesthaltige Materialien und weiterer Abfälle wurden unter strengen Sicherheitsauflagen fachgerecht entsorgt. Zum Einsatz kamen Schleusen für die Luftführung, Filteranlagen sowie eine überwachte Frischluftzufuhr.
Herausforderung Grundwasser
Eine weitere bauliche Herausforderung lag im notwendigen, temporären Absenken des Grundwasserspiegels. Da die bestehende Einstellhalle unter dem Gebäude erweitert wurde, mussten rund 16000 l/min Wasser abgepumpt werden – eine Aufgabe, die von der Marti AG, verantwortlich für die Baumeisterarbeiten, erfolgreich gemeistert wurde.
Bezug ab Herbst 2027
Im Herbst 2027 sollen die Mitarbeitenden der Geschäftsbereiche «Anlagen und Netze» sowie «Netz-Services» und weitere Supportbereiche das erneuerte Gebäude beziehen. Damit konzentriert ewz seine Arbeitsplätze in der Stadt künftig auf die beiden Hauptstandorte Oerlikon und Herdern. Durch die Aufgabe externer Mietflächen können jährlich rund eine Million Franken eingespart werden. Bis zur Fertigstellung stehen der Innenausbau, die Montage der Fassade sowie die Installation der gesamten Gebäudetechnik an. Auch energietechnisch (Minergie-P-eco) wird das Projekt wegweisend sein: Die wichtigste Energiequelle bildet das Grundwasser, das über eine neuartige Rezirkulationsanlage genutzt wird. Auf dem Dach wird eine Photovoltaikanlage von knapp 2000 m² rund 160’000 kWh nachhaltigen Solarstrom pro Jahr erzeugen.
Das Betriebsgebäude Herdern ist der zweite Teil der Gesamtinstandsetzung des ewz-Areals Herdern. Bereits im September 2023 wurde das neue Zentrallager in Betrieb genommen. Für die Instandsetzung und Optimierung des gesamten ewz-Areals Herdern haben die Stimmberechtigten der Stadt Zürich im September 2020 mit einem Ja-Anteil von 88,2% den Objektkredit von 167,44 Mio. Franken bewilligt.
